Please review the following terms and conditions before booking your stay at Whispering Pines Lodge.

1. Booking Terms

By making a reservation at Whispering Pines Lodge, you agree to these terms and conditions. Reservations can be made directly through our website (powered by OwnerRez) or through third-party platforms such as Airbnb and VRBO. A valid payment method is required to confirm your booking.

  • The minimum stay is 2 nights.
  • The person making the reservation must be at least 25 years of age.
  • Full payment or a deposit (depending on the booking platform) is required at the time of reservation.
  • A security deposit or damage protection fee may apply and will be outlined at the time of booking.

2. Cancellation Policy

Cancellation policies vary by booking platform:

  • Direct bookings (OwnerRez): Cancellations made 30 or more days before check-in receive a full refund minus a processing fee. Cancellations within 30 days of check-in are non-refundable unless the dates are rebooked.
  • Airbnb / VRBO bookings: The cancellation policy of the respective platform applies. Please refer to your booking confirmation for specific terms.

We recommend travel insurance for all stays to protect against unforeseen circumstances.

3. Check-In and Check-Out

  • Check-in: 4:00 PM
  • Check-out: 11:00 AM
  • Self check-in is available via keypad entry. Access codes are provided in your booking confirmation 24 hours before arrival.
  • Early check-in or late check-out may be available upon request, subject to availability.

4. Occupancy Limits

Whispering Pines Lodge has a maximum occupancy of 16 guests. This includes all overnight guests and any daytime visitors. Exceeding the posted occupancy limit may result in immediate termination of your reservation without refund. Occupancy limits are set for the safety and comfort of all guests and in compliance with local regulations.

5. House Rules

All guests agree to follow these house rules during their stay:

Noise and Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Please keep noise at reasonable levels during these hours out of respect for neighboring properties. Outdoor music and amplified sound are not permitted after 10:00 PM. The Echota community enforces noise ordinances, and violations may result in fines or early termination of your reservation.

No Smoking

Whispering Pines Lodge is a strictly non-smoking property. Smoking of any kind (including cigarettes, cigars, vapes, and e-cigarettes) is prohibited inside the cabin and on all decks and porches. Violation of the no-smoking policy will result in a minimum $500 cleaning fee charged to the guest.

Pet Policy

Whispering Pines Lodge is pet-friendly. We welcome well-behaved dogs with advance notice. A pet fee may apply to cover additional cleaning. Pets must be supervised at all times and are not permitted on furniture or in the pool area. Guests are responsible for cleaning up after their pets both inside and outside the property. Excessive damage caused by pets will be charged to the guest.

No Events or Parties

Events, parties, and gatherings that exceed the maximum occupancy are not permitted. This property is designed for family vacations and small group retreats, not commercial events.

6. Pool and Hot Tub Rules

  • No lifeguard on duty. All pool and hot tub use is at your own risk.
  • Children under 14 must be supervised by an adult at all times in the pool area.
  • No glass containers in or near the pool or hot tub area.
  • No diving. The pool is not designed for diving and doing so risks serious injury.
  • Pool hours are from 8:00 AM to 10:00 PM.
  • Please shower before entering the pool or hot tub. Do not use the pool or hot tub if you have open wounds or are ill.
  • Do not adjust pool or hot tub temperature settings. Contact your host if adjustments are needed.

7. Property Damage

Guests are responsible for any damage to the property, furnishings, or amenities caused during their stay beyond normal wear and tear. Please report any damage or maintenance issues promptly. We understand accidents happen — reporting them honestly is always appreciated and helps us keep the property in great shape for all guests.

Damage charges will be assessed at replacement or repair cost and charged to the payment method on file or deducted from the security deposit where applicable.

8. Liability Limitations

Whispering Pines Lodge (operated by Mirint Co) is not liable for:

  • Personal injury, illness, or death arising from the use of the property, pool, hot tub, fire pit, or any other amenities.
  • Loss, theft, or damage to personal property during your stay.
  • Interruptions to utilities, WiFi, cable, or other services due to weather or third-party outages.
  • Wildlife encounters, weather events, or other natural occurrences.
  • Conditions or events within the Echota community that are beyond our control.

By booking a stay, guests acknowledge and accept these risks. We strongly recommend travel insurance for additional protection.

9. Parking

The property has a paved driveway with space for multiple vehicles. Please park in the designated driveway area only. Do not block the road or neighboring driveways. Trailers, RVs, and commercial vehicles require prior approval.

10. Trash and Recycling

Please bag all trash securely and place it in the designated outdoor bin. This is bear country — never leave trash outside of the bin, on decks, or in open containers. Failure to follow proper trash disposal may result in wildlife encounters and additional cleaning fees.

11. Changes to These Terms

We reserve the right to update these terms at any time. Changes will be posted on this page with an updated date. The terms in effect at the time of your booking will govern your reservation.
